Punch list
What is a punch list?
Also called snag list.
A punch list is the itemized set of outstanding items a property owner identifies at the wrap walkthrough, from a scuffed skirting board to replanting a border.
Working through it is what releases the damage deposit and closes the location out. A punch list written jointly on the day resolves quickly; one that arrives by email a fortnight later becomes a negotiation.
Example
The wrap walkthrough produces six items: a scuffed skirting, two picture hooks, a stained patio slab, and three replanted beds. Agreed and photographed on the day, it is closed in 48 hours and the deposit is released.
Figures are illustrative, chosen to show the mechanics rather than to quote market rates.
Where you'll see it
Written jointly with the owner at the final walkthrough, then worked through by locations.
Common mistake
Leaving the walkthrough without a written, photographed list. A punch list that arrives by email two weeks later becomes a negotiation instead of a task.
